Villa Prati was bought by an Anglo-Italian couple in 1990 when they decided to move to Italy from the UK and discovered this enchanting region in Italy. From an old farmhouse it has gradually been transformed into a stunning villa, offering stylish and sophisticated accommodation. The owners have lived in this house for 20 years: it is in fact evident that it has not been designed for rental but with the true “home” concept in mind and it is now available to the discerning traveler who will appreciate its quality and value.
This wonderful villa is managed by their eldest daughter and her fiance who, having a 10-year experience in managing holiday homes and in wedding planning, will make sure that your holiday will be perfect.

Villa Prati offers stylish and sophisticated accommodation in a stunning luxury villa surrounded by panoramic views of the Italian countryside. It has been beautifully furnished and equipped with great attention to detail to appeal to the most discerning of guests. From individually selected antiques to comfortable pool side loungers and shaded hammocks, your every comfort has been taken into consideration.
Villa Prati comfortably sleeps 14 people in 7 double bedrooms, 3 of which have en-suite bathrooms and 2 share one spacious family bathroom (with bath and shower cabin) and the other two bedrooms are communicating with a bathroom in between and their own private opening on to the front terrace (this wing of the house would be ideal for a family of 4).
The property is on 3 floors. The ground floor has many entrances and large double-glazed glass doors, allowing plenty of sunshine in and also allowing you to use all aspects of the villa inside and out. The owners of the villa have been very careful to keep the original features like old oak beams, exposed brick walls, terracotta floors, large open fireplaces, whilst adding modern facilities for your comfort, Tv and DVD players, WIFI connection, and a fully equipped kitchen and ensuite bathrooms.
The room you’ll be likely to use the most is the large open-plan Kitchen/dining room on the ground floor, which is very well equipped. There is also a large fireplace and a dining table which seats up to 14 people. There is an airconditioning unit in the kitchen and dining area as well.
The kitchen has been fitted with big windows that allow plenty of light to enter and 2 French doors which offer direct access to the pergola outside, furnished with a large table for dining.
The kitchen has a central island and an Aga stove which is fantastic for the winter months; it comes complete with units and electric oven and grill, a fridge and dishwasher. It is well equipped with all the necessary cooking utensils and cutlery and is very spacious, perfect for cooking classes. Upon booking, guests can request the service of a chef, whose skills are very much appreciated. If you fancy eating out there are various restaurants and trattorie in the area which we will be happy to recommend and make a reservation for you.
The kitchen / dining room leads to a back room with a toilet and an extra kitchen space with a gas hob, large fridge/freezer, sink and cabinets, and an espresso coffee maker.
Adjacent to the kitchen is a large living room with comfortable sofas, flat screen TV, ski and DVD player. This room has been furnished with quality antique pieces including a piano.
Through the living room you can walk to the downstairs communicating bedrooms with double beds and en suite shower room.
The study/library is a cosy room where you can relax and have some time for yourself. It features a fantastic open fireplace, a desk, a sofa, a tv and a large selection of books, DVDs and board games.
On the first floor there are 3 double bedrooms, one of which with en –suite shower room, while the other 2 share a large family bathroom.
The second floor (the Attic) accommodates 2 large double bedrooms both with en-suite bathrooms (one has a shower cabin and the other has a bath and shower). Both bedrooms are fitted with airconditioning.
All of the bedrooms have comfortable high quality mattresses and crisp cotton bed linen which is changed weekly. Bath towels and pool towels are provided for the guests and will be changed weekly.
Mosquito nets are fitted onto each window of the house allowing fresh air to circulate. The house is fitted with a WiFi connection throughout.
The house is accessed through wrought-iron electric gates followed by a driveway lined with hedge and trees. The property is surrounded by beautiful well kept gardens scattered with fruit trees (peach, pear, apple, fig and plum). There are various spots available for alfresco dining and there is soft lighting all around the garden and in the pool which creates a magical atmosphere in the evenings.
The grounds closest to the house are immaculate gardens with flowers; an extensive terraced area at the rear of the house and in front of the house provide perfect spots for al fresco dining and entertaining in the shade during the hot summer months.
There is plenty of outdoor space to hold a wedding for up to 80 guests.
The pool (15 x7 m) nestles perfectly into the landscape, and offers a haven of peace with plenty of space for sun loungers and tables. The depth varies from 1.2 to 2.5 metres and is integrated with a salt filtration system (very little chlorine). The surrounding area houses mature trees and a hedge, with wonderful glimpses of the glorious surrounding countryside but at the same time giving you privacy.
